Only minutes to Cedar Creek Lake and only 48 miles to downtown Dallas, this 139 acre property provides the perfect environment for weekend getaways, great duck hunting and top notch fishing.  A 20+ acre private lake fed by a large watershed is the centerpiece of this beautiful property.  The property features a sportsman’s cabin overlooking the lake that sleeps 4 to 6 people.

The Lake:  The lake is just over 20 surface acres according aerial photography and features a variety of habitat for fish and waterfowl alike. The north end of the lake is fed by a wooded creek created by a large watershed to the north and features marsh and shallow water areas preferred by spawning fish and feeding ducks as well as wooded areas often inhabited by wood ducks.  This area of the lake has a ton of character and provides the important elements necessary for a healthy and vibrant wildlife habitat.  The huge watershed feeding the lake has insured far more consistent water levels for the current owner and a 2” inch rain often is enough to top the lake off after a dry period.

The Cabin: The cabin will be transferred to the new owner fully furnished and that is equipped with a well equipped kitchen, two full bathrooms and an owner’s retreat bedroom as well as a sleeping loft. The cabin also features a large garage and storage area with a loft and four overhead doors. The cabin is served by co-op water and underground electricity and wi-fi.

The Land: The 139 acres features a rolling landscape with great views of the lake and surrounding acreage. There are nice trees scattered throughout the property as well as a spring fed pond on the southeast corner. The pasture areas are in very good condition and has both Bermuda grass and native grasses.  The property normally attracts large number of dove for both its water and food sources making it a great dove hunting venue.  The property is fenced and cross-fenced and provides great forage for the small cattle herd currently on the property. The cross fence can contain the cattle on an eastern pasture so not to interfere with hunting activities.

The Hunting and Fishing:  Because of its close proximity to Dallas and Cedar Creek Lake this property provides the perfect venue for entertaining friends, family and clients and a afternoon dove hunt or early morning duck hunt is possible without the often time consuming travel and lodging requirements associated with most hunting venues. The number of lakes in the general area make this location an important part of the north central flyway for waterfowl and insures a wide variety of ducks and geese. Those harvested on the property include Mallards, green wing teal, wigeons, gadwall, late season pintails, canvasbacks and other divers. . September teal season usually produces 100's of blue wing teal passing through on way south- some of the most consistent wing shooting- ducks and dove- you will find this close to Dallas. When it comes to fishing, this lake is hard to beat.  The lake is well stocked with largemouth bass, catfish, crappie and bluegill. Six pound largemouths are fairly common catches for past guests.
