About Tracy Hicks

Tracey Hicks

“Because I love houses”

Tracey Hicks

And that’s exactly why I decided to change careers in 2005 from working with children in N and NE Portland for over 20 years, to Real Estate.

I am a true Oregonian, born and raised in Portland and have lived just about everywhere; from NE to Estacada to SE….both mostly in NE.  I went to Grant High, where my daughter also graduated from in 2012 and my son will be a graduate class of 2016.

Being able to continue working with people and stay in the community is a big reason why I went from childcare to real estate.  Real Estate has been a roller coaster for sure, but people get on roller coasters for the THRILL and FUN of it!  Which is why I have stayed on it and even built it with more twists and turns.

In January 2011, Chris and I were lucky enough to be able to open Dwell Realty in Vanport Square and it has been so much fun.  I feel privileged to have been able to stay in the real estate field and to start a successful real estate office, it’s icing on the cake.

.

Thank you for visiting our site and let me know if I can help you get into the Real Estate “Roller Coaster”!  Also check out my Real Estate Newspaper, All Things Real Estate , “Portland’s ONLY Real Estate Newspaper”

What should buyers ask about a newly built home in Portland, OR?

Get the builder warranty terms in writing (what's covered in years one, two, and ten), have an independent inspection done even on new construction, and confirm what's actually included versus model-home upgrades. Ask about HOA formation and who controls it until build-out.

Do new-construction homes need an inspection?

Yes — independent inspectors routinely find issues in brand-new homes, from flashing and grading to HVAC installation. An inspection before the builder's warranty walkthrough gives you a documented punch list while fixes are still the builder's responsibility.
