Weather:

The weather year round is typically very nice and comfortable.  The property is above the fog line of the San Joaquin Valley, so winters are mostly mild, sunny and clear.  There is an occasional snow fall, but never enough to worry about clearing the driveway or roads.  Summers are very warm and perfect for enjoying outdoor activities in the high Sierras and Yosemite just a short drive away. Spring and Fall are typically sunny, mild, and are the best times of year to enjoy the natural beauty, colors, and wildlife around the property.

Rainfall averages about 26 - 28 inches per year.  Winter high temperatures average in the upper 50's and lower 60's, with low temperatures in the upper 30's.  Spring and Fall high temperatures average in the high 60' to low 80's, with low temperatures in the lower 40's and 50's.  Summer high temperatures average in the upper 80's to mid 90's, with low temperatures in the lower to mid 60's.
